A DSCR, or Debt Service Coverage Ratio loan, is a type of financing that evaluates a property’s cash flow rather than the borrower’s personal income. It’s calculated by dividing the property’s monthly rental income by its monthly PITIA costs. Ideal for real estate investors, because it evaluates the rental income potential of the subject property, and not the global income of the investor.

To qualify for a DSCR loan, properties should demonstrate positive cash flow and borrowers should have a good credit history. Properties not cash flowing may still be eligible but at reduced leverage.

Long-term rental loans are designed for properties with traditional, longer-term leasing arrangements. They provide stability and predictability in income, making them suitable for investors looking for consistent returns over time.

These loans cater to properties used for short-term rentals like Airbnb or VRBO. They’re tailored to accommodate the dynamic nature of short-term leasing, offering flexibility to maximize returns from fluctuating occupancy and seasonal demands.

Eligible properties include single-family homes, duplexes, triplexes, fourplexes, multi-family units of 5+ units, commercial properties, and mixed-use properties.

Typically, we require financials of the property, rental agreements, and proof that rental income is being received.

 Unlike traditional loans that focus on the borrower’s global and personal income, our DSCR loans concentrate only on the income potential of the property itself.
